The Villas at Shady Brook is an Active Adult (55-plus) residential townhome community of approximately 300 quad-unit townhomes, built circa 2003 by McGrath Homes. Median interior finished living space is approximately 1,750 sq ft. The Villas at Shady Brook homes are built around a clubhouse, which includes both indoor and outdoor swimming pools, a ballroom, a lounge/billiard room, a card room, a fitness center, a library, a conference room, and a kitchen.
PCS designed this age-qualified housing community in Middletown Township, Bucks County to be an integrated part of the local neighborhood context. We worked with local planners and the community to write and adopt zoning codes, which allowed for appropriate densities and preserved open space characteristic of the area.
We were instrumental in shaping the project from layout and design so that natural features were preserved. The site design involved new roads, utilities, extensive stormwater management facilities, which included four man made ornamental ponds, community recreation facilities and a pedestrian path system.
PCS land surveyors also provided construction stake out services for the infrastructure and buildings, and for the final as-builts for dedication.
